AiCore for Artificial Intelligence Logistic Scheduling and Transport Monitoring of Prefabricated Building Modules Manufactured Offsite for Just-in-Time and Safe Onsite Assembly
The invention, AiCore, is the first Agentic Artificial Intelligence of Things (AIoT) system for planning and managing offsite modular construction logistics. Fully tested and implemented in Hong Kong Housing Authority’s public housing projects, AiCore fundamentally transforms the off-site construction logistics operations with self-coordinated, timely, and safe deliveries.
Problem statement
To combat the severe housing crisis and labour shortage, the construction industry
is turning to prefabricated building modules such as Modular Integrated Construction (MiC). These modules are fully built in offsite factories before they are transported to be assembled at the construction site.
Challenges in Offsite Logistics
Precise logistics are absolutely critical that the right module arrives at the exact right time, and in the exact right sequence, to be hoisted and assembled seamlessly at the construction site. However, at present, the coordination and scheduling of such complex transport is a major problem. It is often done manually, relying on outdated methods like walkie-talkies and paper schedules, leading to wrong installations, delayed arrivals, out-of-sequence deliveries, and safety risks.
Solution
To address these problems, we invented the AiCore System, which integrates our iCore, an IoT with sensors, with our Agentic AI server to form a digital twin for real-time scheduling and transport monitoring of prefabricated building modules for Just-In-Time, orderly, and safe delivery from offsite factories to construction sites.

AiCore isn’t just a concept. It is a proven solution. Deployed by the Housing Authority of the Hong Kong SAR Government in their Tak Tin Street and Anderson Road projects, the system achieved 98% Just-in-time delivery and 100% quality assurance for module transport.
